In the course of further expanding the various real estate related enterprises of the Kwartler Companies, tax lien investing has developed into an entire branch of our activities. Since 1989 we have successfully engaged in this unique real estate product market as primary purchasers, as syndicators of tax lien purchasing entities, and as third party portfolio managers.
Remaining true to the basic Kwartler philosophy of a “brick and mortar” approach combined with genuine “ownership mentality,” our extremely thorough due diligence techniques have proven our street savvy in a tough business. Our specialized administrative team and our highly experienced field crews have added further value as well. Our in depth experience with this niche product, the intricate laws and politics of the business, and our sustained relationships with State and Municipal government have helped the Kwartler Companies to evolve into a very strong tax lien boutique throughout the State of New Jersey, as well as several other states.
To date, the Kwartler Companies’ tax lien related investment vehicles have been intricately involved with over $50,000,000 worth of this high yielding product since we began specializing in New Jersey tax liens. Currently, the various tax lien portfolios handled by the Kwartler Companies hold thousands of liens and foreclosed properties 12 states.
Foreclosed liens (REO Foreclosures) for personal use or for investment as “rehab” projects are available for sale by us to the public. This product is generally quite different in nature from the high end institutional real estate for which the Kwartler Companies are more widely known. Nevertheless, we receive frequent requests from purchasers of rural, suburban and urban improved and unimproved “spot” locations for residential and/or commercial application.
